Civil Engineering Services

Site Visit
A JMC2 engineer will visit the project site to gain a better understanding of the scope of work, the local environmental conditions and other requirements that may be specific to the actual location.  It may be necessary to amend the scope of work based on the finding at the conclusion of this site visit.

Alley Plans
JMC2 will prepare complete alley plans to include pavement, gutters, water flow, swales, driveway access, cross sections, and utilities.

Tentative Tract Map
JMC2 will prepare the Tentative Tract Map to City/County requirements. JMC2 assumes the following items will be included: lot lines, street plan, and cross-sections, utility lines, drainage patterns, current easement information, and new building outlines.

Demolition Plans
JMC2 shall use the architectural site plans as a basis for design and will enhance this plan pursuant to current codes.  Work includes close coordination with the project team.  The site demolition plans will include dimensions, limits of work, subgrade information, and instructions to the contractor on removal or salvage of site items.

Horizontal Control Plans
JMC2 will prepare horizontal control plans in order to provide geometric descriptions of all on-site walkways, site walls, parking lots, access roads, and other non-building features.  Work includes verification and adjustment of site layout features to simple geometric shapes (lines, arcs, etc.) so they can be properly defined and constructed using geometric coordinates.

Hydrology/Hydraulics Report
JMC2 will prepare an on-site hydrology study and hydraulics report to City Public Works standards in order to drain the project site to the existing storm systems or other non-erosive storm water systems.  Drainage system research and hydrology/hydraulics study will be provided.  Create study to show on-site storm water generation (flow rates) and ways to treat the first rainfall per city standards.

Grading and Drainage Plans
JMC2 will prepare grading and drainage plans, to City standards, for new building pads, parking lot, access roads, courtyards, driveways, and paved areas.  Plans will show building pad grading, sidewalk paving and curbs, parking lot paving and drainage, site drainage, and locations of new walls.  Plans will be prepared at 1”=20’ scale with attached details as required. Work includes preparation of associated earthwork calculations.

Sump Pump Plans
JMC2 will use the site survey and new site plans to prepare a hydrology study and to design the sump pump system for the subject property.  JMC2 will provide calculations and sump pump specifications and details for the new sump pump system.

Shoring Plans
Pursuant to soil’s report information and site constraint, JMC2 will prepare shoring plans required for this project.  Shoring Plans include structural calculations, shoring layout, details, shoring schedule, and elevations necessary to contain site during construction activities.

Retaining Wall Plans
The site grading being proposed will require retaining walls around the site perimeter and terraced areas.  After grading plans and architectural site plans are agreed upon, JMC2 will calculate all locations requiring earth retention (work does not include pool or house structure).  Plans will show wall layouts, bearings, distances, cross sections, and drainage.  Structural calculations will be performed using RetainPro (industry standard) wall software.

Structural Plans and Calculations
JMC2 will prepare structural calculations for the project to IBC/CBC and city design guidelines.  The following work will be performed for the structural design package:

  1. Structural analysis (computer modeling);
  2. Structural member sizing and spacing along with connection callouts;
  3. Structural Detailing

 Utility Plans
JMC2 will prepare utility plans to City and local utility company standards.  Plans to show demolition or protection of existing utilities and placement of new utilities, easements, mainline sewer and individual sewer laterals to within five feet of the building.  Site utilities include sewer lines only.

Erosion Control Plans
The grading and drainage plans will be the basis for a City-mandated erosion control plan for work to take place during the winter months. The engineering work includes designing an erosion control system using proven methods to minimize the environmental impact to the surrounding properties during construction.

Standard Urban Storm Water Management Plan (SUSMP)
JMC2 will prepare a Standard Urban Storm water Management Plan (SUSMP) report to City standards.  The report shall include Best Management Practices (BMP’s).

Local Storm Water Pollution Prevention Plan
This project is a “priority project” which requires a local Storm Water Pollution Prevention Plan (SWPPP). The site drainage plans will be the basis for the local SWPPP for work taking place during the winter months.  The engineering work includes designing an erosion control system, adding construction details, and editing site-specific notes to minimize the environmental impact to the surrounding properties during construction.  The plans shall be a 1” = 20’ scale generated in electronic format and will protect the owner from contractor negligence during construction.

Storm Water Pollution Prevention Plan
JMC2 will prepare the storm water pollution prevention plan (SWPPP) pursuant to Cal/EPA standards.  Work will include site visits, compilation of boilerplate documents, identification of pollutant sources and BMP solutions, development of a construction maintenance schedule, checklist, and the proposed SWPPP site plans, and proper filing of the Notice of Intent (NOI) with the State Regional Water Quality Control Board (SRWQCB).

Street Improvement Plans
JMC2 will prepare separate street improvement plans for the new sidewalks, driveways, and curb and gutter to City Department of Public Works standards. JMC2 assumes the tops of curb (TC), flow line (FL) and back of walks (BW) shall not be modified by this project.  JMC2 will verify that curb ramps, sidewalks, and driveways are both ADA and NPDES design compliant.

Street Lighting Plans
JMC2 will develop street lighting plans to the City’s street lighting standards.  Work to include as-built research, City and power company coordination, lighting and wiring plan development, and cost estimate.

Construction Specifications
JMC2 will prepare Division 02 and 03 specifications in CSI format to cover all civil engineering work.

Plan Processing
Upon written request from the client, JMC2 will provide plan check processing and attend plan check meetings with agency representatives.

Construction Administration
During the construction phase, it is anticipated that JMC2 will perform or take part in the following:
1.    Attend a pre-construction meeting.
2.    Review and respond to RFI’s and submittals.
3.    Provide project development observation.
