Accurate surveys, and surveys created for proper usage, ensure building design conforms to site boundaries, grading plans and retaining walls properly designed, easements are well identified, and site layout fits local setback regulations. The equipment is an equal part of the team providing field accuracy. We utilize computer controlled scanner with laser/GPS precision to build surveys that are entirely representative of the site conditions. And, using wireless technology, Internet access is used to quickly upload data and to provide remote observation if necessary.
Architectural Design Survey – This is a basic design survey that has minimal detail adequate for preliminary design plus some boundary/title information.
Title Insurance Survey (ALTA) – An American Land Title Act survey is used for buying, selling, or refinanclng. This survey requires specific instructions from the Client, but may not include boundary as title information. The specific needs from Client includes instructions from Lender, certifications, title report and back up documents. An ALTA can be expensive depending on title report data and and lender requirements and may be expensive depending on expensive and boundary and has title information.
Encumbrance Map –Working document for preliminary design purposes and/or planning only. This proposal becomes the basis for the GIS System and for the project when authorized.
Record Boundary – Boundary is established from record data. Usually obtained from title research, preliminary research at the city/county, web research, an area history or company records.
Field Survey Boundary – Boundary survey based on field measurements and is required for preparation of a final map per the SMA/EA for the State requirements for record maps.
Aerial Mapping – An aerial map is an excellent source of preliminary design and, in some instances, an excellent source of data for final engineering.
